Leap second: Earth's slowing rotation makes Saturday one second longer (+video)

Leap second: International timekeepers are adding an extra second to the official time to ensure that our clocks will keep pace with the Earth's rotation.

A so-called 'leap second' will be added to the world's atomic clocks as they undergo a rare adjustment to keep them in step with the slowing rotation of the earth.

To achieve the adjustment, on Saturday night atomic clocks will read 23 hours, 59 minutes and 60 seconds before moving on to midnight Greenwich Mean Time.

Super-accurate atomic clocks are the ultimate reference point by which the world sets its wrist watches.

But their precise regularity - which is much more constant than the shifting movement of the earth around the sun that marks out our days and nights - brings problems of its own.

If no adjustments were made, the clocks would move further ahead and after many years the sun would set at midday. Leap seconds perform a similar function to the extra day in each leap year which keeps the calendar in sync with the seasons.

The grandly named International Earth Rotation and Reference Systems Service (IERS) based in Paris, is responsible for keeping track of the gap between atomic and planetary time and issuing international edicts on the addition of leap seconds.

"We want to have both times close together and it's not possible to adjust the earth's rotation," Daniel Gambis, head of the Earth Orientation Centre of the IERS, told Reuters.

Gambis said the turning of the earth and its movement around the sun are far from constant.

In recent years a leap second has been added every few years, slightly more infrequent than in the 1970s despite the long-term slowdown in the earth's rotation caused by tides, earthquakes and a host of other natural phenomena.

Adjustments to atomic clocks are more than a technical curiosity.

A collection of the highly-accurate devices are used to set Coordinated Universal Time which governs time standards on the world wide web, satellite navigation, banking computer networks and international air traffic systems.

There have been calls to abandon leap seconds but a meeting of the International Telecommunications Union (ITU), the U.N. agency responsible for international communications standards, failed to reach a consensus in January.

"They decided not to decide anything," says Gambis, adding that another attempt will be made in 2015.

Opponents of the leap second want a simpler system that avoids the costs and margin for error in making manual changes to thousands of computer networks. Supporters argue it needs to stay to preserve the precision of systems in areas like navigation.

Britain's Royal Astronomical Society says the leap second should be retained until there is a much broader debate on the change.

"This is something that affects not just the telecom industry," said RAS spokesman Robert Massey. "It would decouple time-keeping from the position of the sun in the sky and so a broad debate is needed."

Time standards are important in professional astronomy for pointing telescopes in the right direction but critical systems in other areas, not least defense, would also be affected by the change.

"To argue that it would be pain free is not quite true," Massey said.

A decision is not urgent. Some estimate that if the current arrangement stays, the world may eventually have to start adding two leap seconds a year. But that is not expected to happen for another hundreds years or so.

In the meantime, Massey plans to use his extra second wisely this weekend. "I'll enjoy it with an extra second in bed," he said.

96% Yellow Submarine

I don't mean to sound trite, but they should just rename this film "Drug Trip: The Movie" and be done with it. Seriously.Ok then, with that out of the way, I must say, this is a bit of a hard film to really rate or review. Obviously I'm gonna have to do just that, but it is a bit difficult for me.This fantasy centered around The Beatles going out to stop a bunch of creatures caleld Blue Meanies who have taken over a place called Pepperland combines the terrific music of The Beatles with really cool and unique art disrection and visual styles to create a film that is really just an otherworldlt experience. Just so you know, I didn't see this high, but I did have a couple of drinks. I really cn't say what would be the best way to experience this film. I leave that up to you. There's a story, but it's pretty much just a thin clothesline to hang some great tunes and trippy visuals on. This will probably not appeal to some people, but, I at least got something out of it, even if I don't truly know how I feel about this film-hence why my rating is mainly a formaility.I do think this should be seen though, because it is entertaining, and there's some wild stuff going on, even if it does get a bit too self indulgant with the psychedelia. At least there's the music and some subtle, dry humor to make the film more than just trippiness.

Fast & smooth - Project Butter video uploaded by Google Mobile

During yesterdays keynote presentation of Android 4.1 Jelly Bean at Google I/O, you will have heard talk of 'Project Butter.' This is the new, 'buttery smooth,' UI coming along with Jelly Bean. To highlight just how good this is, Google Mobile has uploaded a demonstration/promotional video to their YouTube channel.

In the video, you see a vastly slowed down comparison between two different Galaxy Nexus phones. One runs Ice Cream Sandwich, the other is packing Jelly Bean. We won't spoil the ending, but it's pretty impressive.

90% Bernie

Richard Linklater's "Bernie" is very enjoyable, and it's funny in a dark, unique way. Jack Black gives a wonderful performance as the title character, a mortician and funeral director who appears to have no gender and no sexuality. But ultimately the film doesn't have much to say. It's a good time, and it's worth seeing. But don't expect too much. The film is set in east Texas and is based on actual events. A very unique funeral director becomes the most beloved person in his town, surprisingly enough. When he commits a shocking murder, the town rallies around him, calling to mind "Dog Day Afternoon." The best thing by far, however, are the interviews with actual east Texans who knew the real Bernie. Somehow Linklater is able to get these people to express themselves on camera, using their wildly colorful local slang, and I howled out loud many times. But it's not a very strong statement about the film that the interviews are the best part.

Soaring building will help economy | Inside Real Estate News

S. Robert August said Oakwood Homes's recent purchase of Banning Lewis Ranch property in Colorado Springs is a great deal for the Denver builder.

Home building activity in the Denver area continued to soar in May, with no slowdown in sight for at least the near term.

Builders in the metro area pulled 1,986 permits in the first five months of the year for single-family detached homes, 49.6 percent more than the 1,328 during the same period in 2011, according to a report released today by the Home Builders Association of Metro Denver.

May?s tally was the 14th consecutive month that builders pulled more permits when compared with the ?same month in 2011.

?The market continues to be strong,? said Jeff Whiton, president and CEO of the HBA of Metro Denver. ?Year-to-date, on single-family detached homes, we are up 50 percent and that is good. I?m sure next month will add to the string and the next two or three months also look strong. After that, it is just a little far out to predict what will happen. I just can?t see past the horizon.?

The survey covers the counties of Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, Elbert and Jefferson and all of the communities in the counties.

The report shows that builders were issued 503 permits in May, up 71 percent from the 294 in May 2011. Some places saw huge percentage increases, even though the numbers were small. In Arvada, for example, builders pulled 39 permits for single-family homes, a 457 percent increase from May 2011, when a mere seven permits were issued. Longmont experienced even a larger percentage gain with even tinier numbers. In May, permit activity grew by a whopping 900 percent, as builders pulled 10 permits last month, compared with only one in May 2011.

Whiton said home sales activity is happening across the board, from first-time home buyers to aging baby boomers looking to downsize.

?The most popular price is in the $275,000 to $325,000 range, but we are seeing some increased strength in the $450,000 to $700,000 market,? Whiton said.

?Builders are telling me that they are seeing a lot of traffic (through models) and the conversion rate (to buyers) are very strong,? Whiton said, although the building activity is still only about a third where it has been historically.

He said master-planned communities seeing a lot of activity include Stapleton and Solterra in Lakewood. Housing consultant S. Robert August said last month?s purchase by Oakwood Homes for 2,600-acres of the northern portion of Banning Lewis Ranch in Colorado Springs was an ?spectacular deal? that will provide Oakwood with home building lots for the next decade.

Across the country, home building activity is expected to grow, Lawrence Yun, chief economist of the National Association of Real Estate Editors conference in Denver said last week.

?If construction loans begin to open up, I would not be surprised to see a 70 percent increase in housing starts,? Yun said during a panel discussion last Friday at the Brown Palace Hotel.

?The missing component of the economic recovery is a strong residential construction recovery,? Whiton said.

On average, a new home in the Denver area generates about $33,350 in fees, permits and taxes and each new home creates an average of 3.3 new now jobs, and every two homes built creates an ongoing need for another full-time job each year, year after year, he said.

August said that the big national builders, or local builders such as Oakwood Homes with access to capital, have benefitted the most. It is still tough for smaller, local builders and semi-custom builders to get financing,

The No. 1 builder the metro area in the first five months of the year was Century Communities, with 390 permits, according to the HBA of Metro Denver. It is closely followed by Richmond American Homes of Colorado, which is owned by MDC Holdings, with 389 permits. Other active builders in the metro area:

  • D. R. Horton, 153 permits.
  • Meritage Home, 142 permit.
  • Lennar, 137 permits.
  • Shea Homes, 108 permits.
  • KB Home, 103 permits.
  • Taylor Morrison of Colorado, 94 permits.
  • Ryland Homes, 92 permits.
  • Remington Homes, 63 permits.

Whiton said that home builders also have benefitted from the dearth of resale homes on the market. The inventory of previously owned homes in the Denver area is at a 12-year low.

?While there is not a lot of unsold inventory of new homes on the market, if you order a home, a builder can often deliver it to you in 90 to 120 days,? Whiton said. ?That is much faster than it was even a few years ago. When you buy a resale home, it typically takes 30 to 90 days to close, so the difference isn?t that great.?

The HBA report also showed that activity for single-family attached homes, primarily townhomes, rose by 14.6 percent to 307 from 288. And apartment activity also continued to soar, with 1,101 permits pulled year-to-date, 134 percent more than the 470 in the first five months of 2011.

Facebook?s Hidden ?Like? Isn?t Just Good For Mobile Developers, It?s Good For Facebook

facebook-hidden-like-1Last week's announcement from Facebook about the new ability for app developers to integrate a hidden, built-in "Like" button in their mobile applications seemed to fly under the radar. Not that it wasn't duly covered by tech press: it was. But the deeper implications seemed to have been summed up under the banner of "this is great news for app developers"-type sentiment. It is, of course. App developers who smartly leverage Facebook integration can achieve impressive growth, even if it's a bit manufactured at times. But more importantly, the move is great for Facebook. It has managed to introduce a toolkit that allows developers to weave Facebook's data collection capabilities deep into the fabric of the future Internet - that is, the world of mobile apps.

Schweinsteiger ready for semifinal against Italy

By NESHA STARCEVIC

AP Sports Writer

Associated Press Sports

updated 8:55 a.m. ET June 26, 2012

GDANSK, Poland (AP) -Germany central midfielder Bastian Schweinsteiger will be available to play in the European Championship semifinals against Italy on Thursday.

Schweinsteiger has complained of a lingering ankle injury and had raised doubts about his fitness. But coach Joachim Loew said Tuesday all of his players will be ready to face Italy in Warsaw, including Schweinsteiger.

"He is the team's emotional leader, he thinks a lot and asks a lot of questions, he has matured enormously over the past two years," Loew said. "He's very important for our team. We need him on the field."

Schweinsteiger tore a ligament in his right ankle in February and said Sunday the injury hadn't healed properly. The Bayern Munich player has started all four matches and made some uncharacteristic bad passes in the quarterfinal against Greece.

"Bastian is self-critical, he knows what his mistakes were and they won't happen again," Loew said.

Loew, who has tinkered with his lineup and changed the three-man forward line in the 4-2 win over Greece, did not rule out another reshuffle.

"Italy is a completely different caliber. I may change one or two things," Loew said.

As always, Loew revealed no details. Veteran striker Miroslav Klose started in favor of Mario Gomez against Greece. Klose said Tuesday he expected to play against Italy.

Loew also used Marco Reus and Andre Schuerrle as his attacking midfielders, replacing Thomas Mueller and Lukas Podolski, respectively.

"We have very ambitious players and even those who do not play bring a lot of quality to training," said Loew, who likes to remain unpredictable when it comes to Germany's lineups.

"But our philosophy, our game will not change," he said.

Johns Hopkins Dental Group Awards Accreditation to the Gadea ...

Sarasota, FL, June 25, 2012 ?(PR.com)? The Johns Hopkins Dental Group, a patient advocate and referral service that facilitates dental tourism in Costa Rica, accredited Clinica Gadea Ramirez. The Gadea Ramirez Dental Clinic has been providing quality dental care to Costa Ricans and travel tourists alike since 1998. They operate a Cosmetic Dental Clinic and offer the full array of dental services that dental tourists may need, and they maintain state of the art equipment and a clean and comfortable office.

The Accreditation of the Gadea Ramirez Dental Clinic was a result of a peer submission. Whenever two or more Johns Hopkins Dental Group Accredited dental clinics submit a dental clinic for consideration as a Member, the selection process is expedited. Howard Siegler, Vice President of the Johns Hopkins Dental Group said the following: ?We know that our cream of the crop Members are not going to recommend just any dentist or any dental clinic. This is not just another ?Boys Club?. Dental tourism is taken seriously among the true players in Costa Rica, and Accredited Members of the Johns Hopkins Dental Group realize that maintaining high standards is key to the industry?s continued success.?

Dr. Rodolfo A. Gadea, D.D.S. has been practicing dentistry for more than 15 years and has been an Oral Rehabilitation and Cosmetic Dentistry specialist since his postgraduate training at UCLA. Often cited as exceptional Dental Surgeon by his peers, Dr. Gadea has been treating a growing number of dental tourists each year since 1998. His clinic has steadily grown as a product of delivering the best possible dental care and maintaining great ongoing relationships with his patients. Located in a familiar strip-mall setting, the Gadea Ramirez Dental Clinic will feel pretty much the same as going to a dental clinic in the U.S., just with gentler care and better results.

The office is clean, well maintained, and most importantly, staffed with a team of professionals who take pride in their work and their patients care. They maintain an English speaking staff and all the modern equipment people are accustomed to in top class dental clinics. Siegler says ?none of our world-renowned dental clinics have sprung up overnight. Our average dental clinic has served dental tourists for more than a dozen years. Talent and experience count in this business, and the dentists and dental specialists at Gadea Ramirez Dental Clinic has plenty of both. We are extremely glad Dr. Gadea and his team were recommended to our Group, and we look forward to working closely with he and his talented team to help satisfy the growing number of dental tourists arriving in Costa Rica.?

Home Based Business 101

Running a home based business is a great opportunity for those who are business-minded and have an entrepreneurial spirit. While having a home based business can be very challenging, its a great way to market and sell a much needed product to a wide variety of people.

Having a home based business does not necessarily mean that the person is offering a self-created item. Items can be generated from direct sales organizations and/or affiliate marketing.

When starting your own business, there are several things that should be considered during its preliminary setup:

  • ?Are you ?good? at what you want to do? Realistically, if you?re not good at sales or don?t like doing sales, you will not be very successful. Sales requires persistence, excellent follow up skills and the ability to sell yourself and the product.
  • Do people need (or want) the product? If there is not a demand for the product, it will be very hard to sell. The best way to check on consumer need is to conduct competitive research analysis and product surveys.
  • What is your Plan B? When starting a home based business, having an active business plan to follow is ideal. Included should be a Plan B in the event that the product/service do not do as well as anticipated. Having a Plan B is a great way to secure yourself and financial obligations.

The quantity of security alarms products and companies are growing, and each one has various items to offer. But before buying more security than your neighborhood jewelry store has, evaluate some of the different kinds of security alarm products and how you can help.

In relation to home security, it?s hard to beat alarm companies for example ADT or Brinks, that sell alarms in addition to provide the monitoring service to go with them, comparable to how cable companies will give you equipment in addition to impose a fee a monthly charge. A security alarm system installed with a professional installer and monitoring is probably the best home security products that your money can buy. These firms offer, along with simple monitoring services, fire monitoring and also deadly carbon monoxide monitoring to keep your family safe. The important disadvantage to these home security products, needless to say, may be the cost. The first tariff of the equipment is usually high, plus some people cannot plan for the monthly fee, regardless of how moderate.

Sometimes increasing the quantity of security your own home has involves just changing the locks. It?s unfortunate to express so, nevertheless the barrier that many people use to have their home from coming in contact with the surface, their door, isn?t a satisfactory block against thieves. Most door jams are created from soft wood, that makes easy of kicking the door in. Perhaps the hole your lock slides into may perhaps be only held in by a few small screws. Hope isn?t lost, though, since easily improve upon this with door reinforcement kits and new strike plates on your locks. For only more security, purchase a heavy deadbolt that will require a vital to start from each side. These home security products are all around at most major diy stores.

Discover choosing an alarm system, you?ll find home security items that operate more as deterrents to thieves as an alternative to whatever else. Most of these work off light, such as motion sensor lighting systems, which may be installed around the house. No thief wants to deal with lights illuminating his entry every step he takes as well as the lights also mean extra security for you when you are getting home, even if you?ve forgotten to turn on your own porch light. Another effective home security method is timers for that lights inside. Some set to make lights on / off at preset times may give the illusion you are home, if you are miles away. Again, things such as this would possibly not stop a determined thief, but a good strong lock and a great alarm system won?t when the body?s desperate enough. Still, whether you go searching for be simple or complex, one or many of these security alarms products will heighten the chances a thief will pick a less arduous target and then leave you and the things safe.

Apple releases iOS 6 beta 2 to developers

Two weeks after making iOS 6 beta 1 available to developers, Apple has released iOS 6 beta 2 for iPhone, iPod touch, and iPad. The two week pattern is nothing new for Apple, with previous iOS x.0 releases sticking fairly close to it for the most part.

China manufacturing hits seven-month low: HSBC

Chinese manufacturing activity hit a seven-month low in June, data from HSBC showed Thursday, putting pressure on Beijing to do more to boost the world's second-largest economy.

The banking giant said preliminary figures from its closely watched purchasing managers' index (PMI), which gauges the manufacturing sector, fell to 48.1 in June from 48.4 in May on shrinking exports and weak domestic demand.

The June figure also marked the eighth consecutive month that manufacturing has contracted. A PMI reading above 50 indicates expansion, while a reading below 50 points to contraction.

Analysts said the results suggest China will move again to boost its slowing economy, after cutting interest rates earlier this month and encouraging more government investment.

"China's manufacturing sector continued to slow in June," HSBC's co-head of Asian economic research, Qu Hongbin, said in the statement.

"With external headwinds remaining strong, exports are likely to decelerate in the coming months."

New export orders, a component of PMI, recorded their sharpest decline since March 2009, HSBC said, but did not give a figure. The bank will release the final data for June next month.

China's commerce minister said earlier this month that the country faces a "severe" trade situation this year, as weak demand in key exports markets such as the United States and Europe hit the economy.

In May, exports were better than expected, rising 15.3 percent year-on-year to $181.1 billion, but analysts say such growth may be short-lived.

In a further worry for the economy, weaker prices and a contraction in new orders suggested domestic demand is also flagging, Qu said.

"We expect more decisive policy stimulus to reverse the growth slowdown," he said.

China on June 8 cut interest rates for the first time in more than three years in a bid to boost the economy, while the government has also trimmed the amount of cash banks must keep in reserve three times since December, most recently in May.

"China will likely speed up loosening monetary policy in the future, with the magnitude depending on the situation with the eurozone debt crisis and the recovery in the US economy," Liao Qun, chief economist at Citic Bank International in Hong Kong, told AFP.

China's economy grew an annual 8.1 percent in the first quarter of 2012 -- its slowest pace in nearly three years. The government will release the gross domestic product figure for the second quarter on July 13.

The government has reduced its economic growth target for this year to just 7.5 percent, down from growth of 9.2 percent for all of last year and 10.4 percent in 2010.

Japan's Nomura on Thursday repeated its forecast that China's GDP growth will slow to 7.8 percent in the second quarter this year.

"Underpinned by increasingly accommodative monetary and fiscal policies, China's economy is in the process of bottoming out," Nomura's Hong Kong-based economist Zhang Zhiwei said in a research report.

Chinese stocks fell after the release of PMI, with the benchmark Shanghai index ending down 1.40 percent on Thursday.

"The PMI reading intensified worries over an economic slowdown," Zhang Yanbing, a Shanghai-based analyst at Zheshang Securities, told AFP.

Utah wildfire forces 8,000 people from homes

SALT LAKE CITY (Reuters) - A raging Utah brush fire ignited by target shooting in dry grass forced some 8,000 people from their homes in two small communities on Friday as high winds fanned flames toward a nearby explosives factory, authorities said.

Hundreds of miles to the east in Colorado, swirling winds and triple-degree heat also conspired to stir up a two-week-old blaze north of Denver, causing more property damage and forcing more evacuations a day after firefighters had gained ground.

After days of slow, steady progress in carving buffer lines around 60 percent of the Colorado fire's perimeter, containment slipped back to 45 percent on Friday evening.

"We're losing homes right now as we speak," Colorado's Larimer County spokeswoman Kathy Messick said on Friday.

In Utah, where 2,300 homes were evacuated, the so-called Dump fire erupted on Thursday in the Kiowa Valley near a landfill for Saratoga Springs, a town of 18,000 people about 35 miles south of Salt Lake City.

The blaze initially scorched about 750 acres of cheat grass, sage and pinyon juniper, but grew to 4,000 acres by Friday evening, stoked by gale-force winds and rising air temperatures, Bureau of Land Management spokeswoman Teresa Rigby said.

No homes were in imminent danger in Utah, but fire authorities said they were unable to predict when ground crews might be able to begin encircling the blaze.

"It's going to take a significant effort to get it contained," Utah Governor Gary Herbert said after meeting with fire officials.

Herbert, who said that 20 of the state's 400 wildfires this season had been caused by target shooters, was asking the state's cities and counties to consider banning all fireworks and imposing ordinances to restrict the use of firearms.

"We can do better than that as Utahns," Herbert said. "Now is not a good time to take your gun outside and start shooting in cheat grass that's tinder dry."

The governor said the state would seek aid from the Federal Emergency Management Agency to help cover costs of the fire. Nearly 200 firefighters were working the blaze, with air support from an air tanker and a helicopter, and more help was expected.

FIRE 'TOO CLOSE FOR COMFORT'

Sheriff's deputies with bullhorns rolled through Saratoga Springs neighborhoods ordering the first evacuations at about 10 a.m., after flames had burned to within half a mile of homes.

By midday, evacuations were expanded to include a portion of nearby Eagle Mountain, just east of Saratoga Springs.

Homeowner and commercial photographer Renee Keith said she and her husband decided the fire had burned "too close for comfort" and began packing before authorities ordered them out. Keith said she packed her children's baby books, the computer hard drives, a bag of clothes and camera equipment.

"I was kind of nervous, especially when we were packing the car," Keith told Reuters. "Ash was falling on us as we were pulling away."

The Keiths said their top concern was a plant that makes explosives for the construction and mining industries. The fire was reportedly burning within a mile of the factory, but authorities said the flames appeared to have burned around it.

The blaze was one of 15 large, uncontained wildfires being fought across the country on Friday, most in six Western states - Utah, Colorado, Wyoming, Nevada, New Mexico and Arizona, the National Interagency Fire Center in Boise, Idaho, reported.

Although federal authorities say the fire season got off to an early start this summer in parts of the Northern Rockies, the acreage burned nationwide is about on par with the 10-year average for this time of year, according to fire agency records.

The biggest by far is the Whitewater-Baldy Complex fire in New Mexico, that state's largest on record, which has charred almost 300,000 acres. That blaze is nearly 90 percent contained.

In Colorado, fire managers early on Friday reported progress against a 68,000-acre fire burning west of Fort Collins, near the Wyoming border, after two days of cooler temperatures, calmer winds and higher humidity.

But fire officials lost precious ground later when gusty winds and high temperatures propelled a renewed expansion of the lightning-caused blaze, Colorado's most destructive on record.

The latest confirmed tally of property losses stood at 191 homes, which was sure to climb in the latest flare-up. The fire has been blamed for one death, a 62-year-old grandmother whose remains were found last week in a cabin where she lived alone.

Control Your Cash's 6 Axioms For Building Wealth And Thus Saving ...

?

Why is he smiling? No debt. You should be so diligent.

?

We?re going to go an entire week without writing about what a waste a college education (almost always) is. Don?t worry, we?ll beat that drum again soon enough, probably next Wednesday.

It?s time for us to embrace that old standby of the uninspired blogger ? the list post! 5 Ways to Save At The Grocery Store. 8 Financial Mistakes First-Time Parents Make. 17 Cheap Graduation Gifts. 432 Tired Ways To Write A Blog Post.

We?ll call this one Control Your Cash?s 6 Axioms For Building Wealth And Thus Saving You The Trouble Of Buying Our Book.

1. Don?t Have A Budget, Have A Ledger.?

Creating a household budget is a waste of time. If you earmark $423 for groceries in a given month, and you?re at $454 with 2 days to go, are you going to starve yourself just to prove a point?

Or, if you happen to be under budget as the month is ending, then what? Do you replace the tilapia in your cart with Chinook salmon just because your numbers allow you to? Even if you?d rather eat tilapia?

We hear this constantly: ?I can?t believe how big my VISA bill is. What happened? There must be some sort of mistake.? But VISA didn?t make a mistake. You did. You bought too much and you didn?t think about how you were going to pay for it.

Have a ledger means be conscious of every dollar you?re spending. Track them. There are smartphone apps for this, Mint has a good one. Don?t have a smartphone? Buy a pocketbook, they?re like 49? or something. Doing this eliminates the possibility of seemingly insurmountable expenses ?creeping up on you?. They can?t, not if you know that they?re coming. Even if you?re not so meticulous that you enter every expense in said app, that monthly credit card statement should never, ever make your jaw drop.

2. Stop rationalizing.

You really wanted that Croatian vacation and/or theme wedding? You feel like you?re entitled because you hate your job and your mom?s being a bitch? Wow. It?s like you and we are different species.

Your finances should be the least emotional facet of your existence. Save the emotion for the non-financial parts of your life.

It?s fine to want (and even to buy) extravagant stuff. An otherwise prudent friend of ours dropped $2,462.35 for a couple of nosebleed seats to Game 4 of the Stanley Cup Final. A lifelong L.A. Kings fan (a legitimate one, not a bandwagoner), it was perhaps his only-ever chance to see his team clinch the Stanley Cup at home.

They lost. No big deal, they ended up winning the Cup anyway, but our friend didn?t get to watch the clinching moment live. (Had he wanted to, he could have spent a similar amount, probably a little more, for tickets to Game 6. And flown across the country for Game 5, just to cover every base.)

Was that a waste of $2,462.35? Maybe to us, but not to him. This story isn?t an argument for spending extravagant amounts on ephemeral things. Our friend is a smart guy with a big cushion who could withstand the loss. He weighed the risk of the New Jersey Devils winning, paid cash, and still enjoyed 3 hours? worth of Stanley Cup Final action. He?s not going to be spending the next 7 years financing his tickets at 19.9% interest, which would be unequivocally dumb.

3. Unless you?re going to major in the hardest of hard sciences, pure or applied, or possibly in corporate finance, don?t go to college.

Sorry, we had to mention it. We?ve broken it down in greater detail before, but not only is college a colossal financial expenditure, it?s an enormous time commitment. 4 years of your life and tens of thousands of your (or your parents?, or the taxpayers?) dollars? So you can spend decades paying off the loans? Which brings us to our next point:

?4.?Only incur debt if you have a plan behind it. A plan that pencils out.

Borrowing $200,000 might sound like a bad idea in and of itself, but what are you borrowing it for? To have a stable place to live for a fixed period (and simultaneously avoid paying rent)? Going into debt to buy a house makes sense, most of the time. Look at the alternatives. Borrowing money might set off a frugality switch in your head, but would you rather spend 30 years renting and knowing that you won?t recoup a penny of your housing costs? While enriching the person who does own the place where you live?

And that?s shelter: as high as #2 on the hit parade of necessities behind food, maybe #3 behind clothing unless you live in the tropics.

Incurring debt for other reasons is ? we?re running out of synonyms for ?idiotic?. All your life, you dreamed of having a storybook wedding. Great. Do you want to spend the next 10 years paying off one memorable afternoon?

Some people are going to take that literally. Of course no one wants to spend an extended period paying for something fleeting (and that has a 50% chance of ending in failure), but if you incur the expense, you have to pay it. We come out of the womb understanding this inherently, but the sophisticated and rationalizing brain knows better.

5. Look at each transaction from the other party?s perspective.

Your humble blogger had a (dumb) high school finance teacher who believed that for someone to make money, someone else had to lose money. Were that true, it would mean that all of human civilization has been one big zero-sum game. And that the accumulation of wealth in the world today ? all the ocean freighters, skyscrapers, communications satellites, power plants etc. ? is no greater than it was when the only items of value in existence were Smilodon pelts.

Not to turn this into an Economics 101 lecture, but exchanges benefit everyone. However, they don?t necessarily benefit everyone uniformly. Sometimes you run into a seller who?s desperate to do a deal, or a buyer with the same problem. In that case, enjoy your bargain. Other times, the one who needs to make a deal and has time or other circumstances working against him is?you. Don?t be that person.

6, the big one. Buy assets, sell liabilities.

Do this consistently and you?ll build wealth no matter how stupid or lazy you are.

401(k) contributions are assets, defining them as we do as something that will help your wealth grow. Extravagant dinners are liabilities.

We should elaborate. You can?t sell extravagant dinners unless you own the restaurant, but from a consumer?s perspective you can avoid buying them.

That doesn?t mean you shouldn?t cut loose and enjoy what life has to offer, every once in a while. It just means that if you do so, you?ll be forgoing future wealth and investment potential. You need to weigh this stuff, assess it intelligently. Don?t buy what you can?t afford, which is so fundamental it barely counts as advice. Mark Zuckerberg gets to spend more than you do. No offense, but at least at this point he?s entitled to more Caribbean cruises and country club memberships than you are.

But don?t fret. In turn, you get to spend more than that hobo who stands on the street corner every morning.

Unless you?re in debt. Then the hobo (assuming his net worth is 0) gets to spend more than you.

STOP.

If you read that last couple of paragraphs and your internal monologue is:

?Who are they to tell me what to do? I deserve it. Life?s too short?,

send us a request and we?ll fix it so that your IP can?t access our site anymore.

There are a million analogies we could make here, but people hate to face reality. If you want to spend profligately, and then complain about your financial situation, you?re no different than a chain-smoker who considers it a random tear in the cosmos that he?s the unlucky stiff who ended up with lung cancer.

One more time: build assets. Sell liabilities. Get in the other person?s head. Attack debt like the household pest it is. Don?t take on expenses with only an unformed (and uninformed) idea of how you?ll profit from them. And buy our book.

Bravo's Madison Hildebrand plans to "spread the love" as grand marshal of Houston's Pride Parade

Reality star Madison Hildebrand has been busy practicing his smiling and waving this week in preparation for his role as celebrity grand marshal at the?Houston LGBT Pride Parade, which starts its route across Westheimer between Dunlavy and Crocker at 8:15 p.m. Saturday.

"I was in a golf cart for Bravo at the West Hollywood Pride Parade, but I never been a grand marshal before," he told CultureMap during a phone interview from New York. "Basically, I think my job is to spread the love as much as possible."

As one of the main agents on Bravo's Los Angeles real estate series?Million Dollar Listing, he described his evolution from broker to TV-broker to TV-broker-gay-icon as fairly unique and rather unexpected.?

"It's great to be able to help people become who they really are and to show them that they can be young, successful and gay," said Hildebrand of his role as spokesperson for the LGBT community?.?

"On the show, I started out straight and on the next season I was bisexual and on season three I was gay. I'd probably skip the whole polyamorous thing if I could do it again, but the fact that it was all on national television ended up being an amazing experience."

Though he said it was never his intention, Hildebrand is proud?to find himself a spokesperson for the gay community. "It's great position to be in,?because it's part of who I am. We certainly need a lot of people in public who can spread the message," he said.

CultureMap asked how he feels being a sort of role model and how it has affected his daily life and lucrative work as a real estate broker focusing on Hollywood and Malibu.

"I can't live my life to be what people expect me to be, which is sometimes what it's like for those in that position," he said. "It's great to be able to help people become who they really are and to show them that they can be young, successful and gay. If that's the message I'm sending, then more power to it."

While this weekend will mark his first trip to Houston, Hildebrand noted that he has lived in both Austin and Plano, so he's somewhat prepared for what Texas summer heat. "Worst case, I can always just take off my clothes and dance," he laughed, adding that being asked to help usher in the Pride Parade has been a huge honor. "I seriously can't wait."

As this year's special celebrity grand marshal, Hildebrand will be joined by three other local community leaders?for marshal duties? activist Jenifer R. Poole, politician Ellen Cohen and Nicolas Brines, owner of?Azur Salon and Azur West.

Part of the 34th annual?Houston LGBT Pride Celebration, the Pride Parade kicks off with 7:45 p.m. pre-show and an 8:15 p.m. start time. Also check out Saturday's Pride Festival, featuring a showcase of 200 vendors as well as performances on multiple stages, starting at 1 p.m. at the corner of Westheimer and Commonwealth.

Samsung Galaxy S3 ?Release Date? Kicked Off With 5 Features ?No Other Phone Has? And Red Carpet Launch Party

Samsung's Galaxy S3, the Korea-based company's flagship smartphone for 2012, was finally unveiled after much anticipation at a recent launch event on June 20. Although the handset's release date had been delayed, Samsung has decided to reveal some of the features that make its newest smartphone unique from competitors.

Fans and critics alike expected to hear about tech specs and the implementation of Ice Cream Sandwich, or Android 4.0. However, Chief Marketing Officer Todd Pendleton and Chief Product Officer Kevin Packingham described five features that "no other phone has," according to PCMag. And, surprisingly enough, the ICS operating system was left unmentioned.

One of these features included the All Share GroupCast, which allows users to easily share documents for collaboration. ShareShot makes it convenient to automatically share photos at any event, just as the name implies. S Beam, similar to the Bump app available for iOS, lets Galaxy S3 owners transfer content between devices by tapping the smartphones back to back. The SmartStay feature knows when the device's screen is being viewed, so it doesn't dim the screen. Pop Up Play gives users the ability to email or text on top of a running HD video.

These certainly are interesting features, and Samsung succeeded in bringing something unpredictable to the long-awaited launch event. However, the first three "unique" features are only useful for those who know others that also own a Galaxy S3. This could be part of Samsung's plan to push out more devices, but with more than nine million preorders secured before launch the company doesn't have to fret.

In the press release announcing the product's launch, Samsung seemed to discuss everything but the Galaxy S3 itself. It seems as if the company is working on putting together a revamped brand for its new device, marking it with a trendy campaign that appeals to the masses rather than just tech enthusiasts and shoppers browsing for a new phone. The launch event, which had taken place in New York City, was described as a red carpet gathering featuring some heavy names in the showbiz industry. Actress Ashley Greene, made famous after appearing in "Twilight" films among others, hosted the launch party. Dubstep sensation Skrillex performed to celebrate the Galaxy S3 release at Skylight Studios "in the trendy SoHo district," as the press write-up says.

As for the tech specs, PCMag reports that the screen contains a 4.8 inch Super-AMOLED display with 1,280 by 720 resolution. The exterior features metallic light blue or white case, and is based on a 1.5-GHz dual-core Qualcomm Snapdragon S4 processor. Unlike most other Ice Cream Sandwich devices, the Galaxy S3 features one physical "Home" button, which is an interesting addition.

Due to high demand, the anticipated smartphone's release date for AT&T has been delayed to June 28, except for customers who have pre-ordered the 16 GB version. T-Mobile has also pushed back their availability date to June 29, and Canadian buyers can purchase the phone on June 27th, according to Motoring Crunch. However, soon enough the phone will be the most widely-available device across carriers, launching on AT&T, Verizon, Sprint, T-Mobile, and U.S. Cellular.

The entire building will offer free high-speed Wi-Fi to members.

?My father changed the face of fitness, and today we are revolutionizing the industry again with a significant renovation to Cooper Fitness Center,? said Tyler Cooper, MD, MPH, CEO of Cooper Aerobics Enterprises. ?Our expertise, service and programs are unmatched, and this investment to provide an exceptional facility will give members the ultimate fitness experience for the future. Cooper Fitness Center is going to be in the best shape of its life.?

The Aerobics Activity Center opened in 1972, helping the public achieve the recommended aerobics points for health. In 1981, a fire sparked overnight and destroyed the original building. The Coopers rebuilt the facility in 1982, opening what is today known as Cooper Fitness Center.

?I am honored to have been a part of the Cooper Aerobics team for more than 40 years,? said Roger Staubach, The Cooper Institute Board Member and former NFL Dallas Cowboys quarterback. ?I can?t imagine Dallas without Dr. Cooper and this exceptional facility. The ?Father of Aerobics? revolutionized fitness and has developed the ultimate health and wellness resource right here in Dallas, Texas.?

In addition to a new fitness facility, Dallas residents will also be able to enjoy a new restaurant: Cedars Woodfire Grill. The fast-casual restaurant serves freshly grilled food in a warm, family-friendly setting. Carefully chosen ingredients lead to inspired flavors in the salads, bowls, sandwiches and soups that cost under $10 each.

?There couldn?t be a more natural partnership than Cedars and the Cooper organization. We share a mission of wellness, which is why we are opening our first Dallas location at Cooper Fitness Center,? said Randy Gier, Founder and CEO of Cedars Woodfire Grill. ?At Cedars, we are committed to not only supporting active lifestyles, but fueling them with great tasting, healthy food. You won?t find any freezers, fryers or microwaves at Cedars. We cook everything from scratch, using high quality, fresh, natural ingredients.?

Cooper Fitness Center?s renovation partners include Beck Group as the general contractor, Hudson Lockett as the architect and lauckgroup as the interior designer.
